The city has shown impressive growth, with new project launches up by 110% and primary sales by 65% in 2022. This trend continued in 2023, with a 32% rise in new launches and a 47% increase in sales.

Key factors driving this growth include:

  1. Expanding office spaces in Kharadi and Hinjewadi.

  2. Thriving industrial hubs in northwest and northeast Pune.

  3. High livability, ranked second in Ease of Living Index 2024.

  4. Affordability as one of the most cost-effective metro cities.

  5. Infrastructure upgrades like Pune Metro and Outer Ring Road.

Emerging Housing Markets: Pune has transitioned from low to mid-rise housing and bungalows to mass housing and township projects. Key emerging housing markets include:

  • Baner-Balewadi: Evolving from mid-segment to upper-mid and premium segment housing, with premium destinations like Balewadi Highstreet and Pan Card Club Road.

  • Wakad-Ravet: Rapid growth in demand and supply since 2022 makes this a promising area for real estate development.

  • Mundhwa-Kharadi: Dominated by mid and upper-mid segment housing, this area is gradually evolving into a premium housing market. Analysis of Pune's Residential Market (2019-2023)
